What is owner’s representation in construction?

Owner’s representation puts an experienced builder on your side of the table to manage the schedule, the budget, the subcontractors, and the quality on your behalf. You get a builder’s oversight without running the job yourself, and the contractor answers to someone who knows what good looks like.

When should I hire an owner’s rep?

When you’ve got a lot riding on a build and little time to watch it. Homeowners running a high-end renovation from a distance, investors with several projects at once, and business owners who can’t live on a job site all use one to protect the budget, schedule, and quality.

How is this different from hiring a general contractor?

We’re not swinging the hammer on these jobs. We manage the people who do, leveling bids, holding the trades accountable, and catching problems before they cost you money. Your interests are the only ones we’re carrying.

What is bid leveling, and why does it matter?

When three contractors bid a job, they rarely bid the same scope. One carries an allowance another left out, one assumes a finish the other didn’t. Bid leveling lines them up so you’re comparing the same work, not just the lowest number. It’s usually where an owner’s rep pays for itself before the job even starts.

Will you actually catch problems before they cost money?

That’s the whole point. A field-trained project manager catches the detail that’ll fail inspection, the change order that’s really a pricing grab, and the trade conflict before it turns into a delay. Catching one of those usually covers our fee for the project.
