How long does it take to build a new home in Boston?

Most ground-up homes in Boston run 10 to 14 months from permit to certificate of occupancy. Site conditions, design complexity, and how fast selections get made move that number more than anything else. We build the schedule off real lead times up front, so the date you’re given is one we can actually hold.

What drives the cost of a new build?

Foundation and site conditions, the structural system, the window and door packages, the mechanical systems, and the finish level do most of the work on a budget. Custom millwork, stone, and steel swing it the most. We build the budget line by line up front and track it live, so you see where the money’s going before it’s spent.

Does Cityside handle the permits and architect coordination?

Yes. We coordinate directly with your architect and the structural and MEP engineers, and we manage permitting from application through certificate of occupancy. You’ve got one point of contact for the entire build.

Can you do a teardown and rebuild?

Yes. A teardown and rebuild is one of the most common ways to put a new home on an established Boston lot. We handle the demolition, any abatement, and the rebuild, and we work through the zoning and any relief the new footprint needs before the design is final.

Where do you build custom homes?

Across Boston and the surrounding suburbs, including Beacon Hill, the South End, Cambridge, Brookline, Wellesley, Newton, and Weston.

How do you handle draws and lender coordination?

On a financed build we coordinate the draw schedule and the lender’s inspections so funding releases line up with the work in place. The line-item budget and the daily reporting give your lender the documentation they need without slowing the job down.
